Yes! It’s essential to ensure your conveyancer is licensed and registered to practice in Victoria. A licensed conveyancer has met all legal requirements and industry standards, giving you confidence that your property transaction is in safe hands. A conveyancer that works in a solicitors office does NOT need to be licensed, as they rely on the solicitors in their office for advice and complex legal matters.
You can check your conveyancer's credentials through Consumer Affairs Victoria https://registers.consumer.vic.gov.au/cvsearch or solicitor's credentials through Victorian Legal Services Board https://www.lsbc.vic.gov.au/register-of-lawyers or ask for their license number directly. A reputable conveyancer or solicitor will always be transparent about their qualifications.
It would be helpful to bring your original identification documents (Drivers Licence, Birth Certificate, Passport, any change of name documents, Medicare Card), any relevant documents related to your matter, such as contracts, leases, building permits, notices received from government bodies or neighbours, or court documents. Additionally, if you have any questions or concerns, it would be beneficial to write those down beforehand so that you don't forget to ask them during your meeting.
Our fees are fixed fees, transparent and competitive. Costs typically include professional fees, government charges, and disbursements (e.g., title searches). We’ll provide a clear quote upfront with no hidden surprises. We can assist you in working out all fees that you would expected to pay upon settlement of your purchase, including stamp duty and transfer fees.
The timeline varies in each matter, but in Victoria, the process typically takes 4 weeks from contract signing to settlement. Depending on your needs and the needs of the other parties this time can be longer, so make sure when you negotiate a sale or purchase you are very clear with what your requirements are so that all parties are clear on a settlement timeframe before a contract is signed. Yes! We strongly recommend consulting a conveyancer before signing to ensure the contract is fair and protects your rights. We offer a free review of contracts and section 32 Statements ('Vendor Statements') and flag any potential issues and risks involved in the Contract, or any queries you may have to follow up with regard to planning, and future use.
Absolutely! Auction contracts are typically unconditional, meaning you must settle regardless of issues. We review auction terms in advance and ensure you're prepared before bidding.
On settlement day, we handle all the legal and financial arrangements, ensuring funds are transferred, documents are lodged, and ownership is legally transferred—so you can focus on your move with peace of mind. Once settlement has been completed, we will contact you and the Agent to advise settlement has been completed. If you are purchasing this will be the time that the keys to your property can be collected from the Agent.
Settlement is usually booked in the afternoon on your settlement day. This is because there are usually more than one party to a transaction, and all parties need to check the financials and documents prior to settlement. It is always best to not take a full day off work expecting that you will be able to move into the property at 9.00am on the day of settlement.
Delays can happen, but we proactively manage the process and negotiate on your behalf. Depending on the contract terms, penalties may apply, and we’ll advise you on your rights and options.
